This home reminds of the home we toured at 2120 McDaniel Circle in floor plan in a slightly smaller version. It certainly needs some TLC, but I have a vision of it how great it would be if it were redone simliar to the home we toured at 921 Mellville Drive. As your Buyer’s Agent we would do a Comparative Market Analysis to determine what the value of the home is compared to others that have recently sold in the area so that you could make an informed buying decision. In the past six-months homes of this size in this area have sold in the range of 140,000 -- 160,000.

House

This is a traditionally styled three bedroom, two bathroom home, with a two-car garage. One of the positives about this foreclosure in Plano Texas is the landscaping around the front of the house was very nice and still in reasonably good shape. The front-door will most likely need to be replaced. There is a formal dining room on the left when you enter and in front of you is the family room with a corner fireplace, a sliding glass door to the backyard, access to the kitchen on the left, and the hallway to the bedrooms and bathrooms on the right.

The kitchen is a galley-styled with a nice sized breakfast room on one end and a closet styled pantry on the other. Beyond the breakfast room is the laundry room leading into the garage. The cabinets in the kitchen are dated and in disrepair, possibly in need of replacement. Counter tops and appliances will need to be updated as well. A vaulted ceiling gives an open feel to this area. The master bedroom includes a nice sized master bathroom with a shower and large closet. The other two bedrooms share the hallway bathroom that doubles as your guest bathroom too.

A couple of items need to be taken into consideration before making an offer on the home. There appears to be foundation problems on the east end of the house, and the HVAC system is dated. Both of these should be looked at by a professional before buying the home. Also, all of the flooring in the home is tile that doesn’t match. It is likely that foundation repairs would cause some of that to crack. We would suggest that all of that be removed, new tile installed in the wet areas, and carpet in the living areas.

This foreclosure in Plano Texas is located in of the Dallas North Estates subdivisions in Plano and is located midway between Independence Parkway and Coit Road just south of Park Boulevard, and is less than one mile from Medical Center of Plano hospital. Homes in this area were built generally from 1975 -- 1977, and the neighborhood shows pride of ownership.

If I was in the market for a home of this size and stature I would seriously be considering making an offer on this home. The entry is amazing. A porte-cochère and stunning front door with windows that soar two stories high. When you enter immediately across from you is a set of French doors overlooking the patio and pool area.

To your left -- apart from the rest of the house -- is the master suite which includes a fireplace and a master bathroom that you could get lost in. Centered in the master bath is a jetted tube -- with columns at each of the four corners -- that is large enough to hold a party in. It also includes his and her vanities, large glass enclosed shower, walk-in cedar closet, walk in closet, lots of built ins, and all overlooking the pool.

This house was built by Grand Homes in 2003. If you’ve ever been in a Grand Home model you know what these homes have the potential to look like, and this home has Grand Home potential. It appears to be move-in ready with fresh paint and fresh carpet.

A beautiful front door beckons you inside, soaring ceilings and wide open space invites you to stay awhile. Moving from the entry hall into the family room, with large windows overlooking the backyard. To your right is a dining area which connects to the kitchen which also includes a breakfast room.

The kitchen is a nice size, nice cabinets, black appliances, and laminate counter tops. My favorite feature in the kitchen was the vaulted ceiling. Over time you might want to spend a little money upgrading your kitchen. Maybe a granite counter top?

To the left from the family room you will find the three bedrooms. The master suite is separated from the other two bedrooms and has nice windows looking out onto the backyard, and a master bath that includes a large tub, shower area, and walk-in closet.

The House

A Mediterranean styled house with stucco exterior and tile roof. Landscaping, once lush, will need some updating due to the 40 days of 100 degrees plus heat we just endured. A beautiful pool/spa with plenty of deck space. A putting green. Great location. Great neighborhood. Holly, of Dallas Real Estate Staging, liked the layout of the home. Almost 4,000 square feet and all of it used well.

When you enter the front door you walk into a grand entryway with windows rising to the top of the house. In front of you is a floating stair case, with a little space under that would make a perfect reading nook. To your right is a small living area with a fireplace that would be a perfect place to showcase a grand piano. To your left is the formal dining room.

Much of the ground floor has hardwood floors. All of the carpet will need to be replaced. The possibility of extending the hardwoods into some of the carpeted areas is a real possibility, considering that the floors need some maintenance. Some of the tile is damaged in the kitchen area, and replacing it all at the same time would bring the flooring up to date.

The home includes a very nice home-office with built-ins and a closet. It is removed from the main activity centers of the house so a perfect place for getting some quiet time.

The kitchen is spacious, with lots of cabinet space. Holly recommends replacing the Corian counter tops on the main kitchen counter tops with black granite that would coordinate with the granite on the island.

The master suite, on the first floor, has tray ceilings is large and overlooks the pool. A see-thru fireplace connects the bedroom to the bathroom. His and her vanities on opposite sides of the bathroom. Jetted tub. A very long walk in closet. And my favorite feature -- a walk in shower -- no door needed. There is also door that leads out to the pool and spa for a late night dip.

Three bedrooms are upstairs and flank a large living area. There are also two baths upstairs. Two bedrooms share a Jack and Jill styled bath. The other bedroom has its own private bath. It’s possible to have three children living upstairs and no one fighting over bathroom space. This alone makes the home worth looking at.

In addition to the small living area off the front entry, and the upstairs living area, there is a huge downstairs family room that overlooks the pool, has a fireplace, and is open to the kitchen and breakfast room.

Investor’s Dream Home Come True in Plano Texas

The House

This home has tremendous potential. The first time I looked at her, I could almost hear her calling out asking me to save her, so I’m doing my part and looking for someone who can help with the rescue.

For a home built in the early 80s this home has few unexpected features, and at over 2,700 square feet it offers plenty of comfortable living space. Four bedrooms – the master suite and two bedrooms on one side of the house – and a separate guest bedroom on the other side of the house.

There are three bathrooms, and they really all need to be updated. Of course their is the master bath, then a hall bath that would be shared by two of the bedrooms, and another full bath on the other side of the house with access from the guest bedroom and the kitchen. The master bath in particular is spacious – large walk in closet included – that with some reconfiguration could be a great spa like retreat.

The kitchen could use a complete makeover as well. Holly and I had lots of ideas of what could be done with that space. At one end it had access to the formal living area, and at the other end was a breakfast area. Some new cabinets, granite counter tops, stainless steel appliances, and some appropriate lighting and this kitchen would be fit to serve any meal from.

There is an extra room that I assume to be an office. Could also be used as a bedroom. Another room – possibly a reading room – looks out over the back yard.

Things to watch out for. As your agent I would recommend we have the foundation checked. Noticed some unusual cracks in the sheet rock across the front of the house. There is a pool in the back yard that would need to be looked at closely – else it could turn into a money pit quickly. There is currently no electricity in the house, and no meter, so why that is missing needs to be investigated.

Another feature, unusual for this vintage home, is a three-car garage. Unfortunately the garage was converted – and not in a way that is impressive. If it were mine I would convert it back to what it was designed for.

A bonsu for all of you who want a workshop, there is a very nice two-car garage type shop in the back. I stepped it off to be about 20′ x 20′ – verify my measurements please. Never hurts to have some extra storage or workspace.

Across the formal dining room you pass through a small butler’s pantry and enter a large kitchen with granite counter tops, upper and lower cabinet lighting, and view into the breakfast and den area.

From the den, which includes a rather grand fireplace itself, there is a huge view to the backyard pool, spa, and outdoor fireplace. Definitely a place you and your friends will want to spend much of your time.

Upstairs are two bedrooms separated by another large living area suitable for it’s own media center and large comfortable seating.

Each bedroom in the house has access to its own bathroom.

This home is in the Oakwood Glen subdivision of Plano, and you may recall another home we recently featured at 1924 USA Drive in the same neighborhood. It needs a significant amount of work, and our interior design specialist, Holly Bellomy, and I talk about what those things might be, but the home has been priced taking that into consideration. The Rating – Make An Offer

We believe the home is competitively priced, but would not make a definitive price recommendation without seeing some estimates on the needed major repairs. Of course if you wanted to make an offer on the home we would do a written Comparative Market Analysis to verify assumptions.

The House

The first thing you notice when driving to 7805 Bilsen Court, in the Oakwood Glen subdivision of Plano, is the amazing neighborhood. All of the homes are well taken care of, there are many legacy trees, and a greenbelt is accessible just to the west of the property.

There is a major issue you have to be aware of when looking at this home. It is in obvious need of foundation repair. That should not scare you away. The old real estate adage applies. There are two kinds of homes in Texas. Those that have had foundation repair, and those that will. A reputable foundation repair company would be able to solve that problem and give you a lifetime warranty on the the work.

The other major issue I would have looked at are the two HVAC systems in the house. I would guess they are original, and might need to be replaced. From the ground I didn’t witness any roof issues, but err on the side of caution have that checked as well.

Once you have those issues out of the way then it is just a matter of bringing it cosmetically up to date. The entire house will need a good paint job. All of the flooring will need to be replaced. Holly would like to see the kitchen cabinets upgraded. Of course current appliances, fixtures, and lighting would be in order as well.

When you walk into the home you are in a two-story grand entry way anchored by a graceful staircase. This home features three living areas: one formal, a den, and an upstairs playroom. The kitchen is large, opens to the den area, has access to the formal dining room, includes a breakfast room, pantry, and a bar over the kitchen sink opening into the den.

There are four bedrooms, with the master suite downstairs. The master has three closets, and a very spacious master bathroom with a large tub, separate shower, and his and her sinks. Three nice sized bedrooms upstairs, two of them share a Jack and Jill styled bathroom.

Other features of note: fireplace in the den, large closet in the upstairs playroom giving extra storage, and a large laundry room area.

The landscaping has been neglected and will need some work, but this home contains several large quality trees that just need some pruning to bring them into shape.

With a little bit of vision, a little bit of work, and a little bit of cash, this home could become a grand master piece that once again fits the neighborhood that surrounds it.

The pool will undoubtedly be focal point for all of the living that goes on here. In addition to plenty of covered patio space the pool can be seen from the formal living area, den and kitchen, and the master suite. You can keep an eye on the children, or just enjoy the beauty of the pool.

The kitchen is large with cabinets on three sides and an island. Holly points out that painting the cabinets, replacing the counter tops with granite, and adding some stainless steel appliances would give the kitchen the extra sizzle that would make the kitchen more than a place for just preparing a meal, it would become a focal point of living for you.

You could easily fit a queen or king size bed in the master suite. There are two closets, one in the bedroom itself, and the other in the master bath. A double-sided fireplace that opens into the bedroom and over the tub will turn this space into your own personal spa like retreat.
